The London property market has been making the headlines for decades, causing comfortable home counties couples to guffaw into their Sunday papers, while hopeful first-time buyers in the capital cry into their tap waters. A four-bedroom family home is one thing, but a lot of the bank-busting properties on the market are more ‘hob with a loo’ than ‘room with a view’.
So while we’re all for urban living and making the most of limited space, some ‘flats’ just take the biscuit. Here are 10 of the best (?) we’ve seen over the past few years - you might recognise one or two from the disgust and derision they caused online. After all, Boxman on-demand storage can be with within a couple of hours, but we wouldn’t recommend you actually live in one of our boxes. (Although at £5 per month, the rent’s pretty cheap.)
1. Converted broom cupboard

No, that title’s not a joke. This extremely petite flat used to be a comparatively large storage space. And guess what? It sold last October for £200,000 - something about it being in the middle of Knightsbridge. We think that’s taking ‘location, location, location’ a tad far.
2. Single room

Bedtime, is it? Right, well just hop on to the top of your fridge and haul yourself up a ladder. Oh, and you’ll only have two feet of space above your head once you get there. Okay, then. Night night!
3. Stairs over the hob

Then again, we suppose climbing on to a fridge is likely to be less hazardous than climbing over a hob to get to bed. This frankly astonishingly small space is actually a house - and when we say house, we mean a structure that’s five metres wide and squeezed between two real-life houses - and is currently on the market for £275,000. Literally… what is going on?
4. Brixton garage

The ad said that this box thing represented ‘a rare opportunity’. Well, yeah, we guess it did. Anyway, it measured three metres squared and was promptly removed from the agent’s website when nobody came forward for a viewing and it got a lot of internet hate. What a surprise.
5. £1 million one-bed

Yeah, so it’s not a studio, but it’s definitely ridiculous. This Mayfair flat might only be the same size as a normal family living room, but apparently it’s worth £1 million. Oh, and there’s a £3,000-per-year service charge. I mean.
6. ‘Competitive’ North London studio

‘Fully furnished’ has never been truer. This flat went in just half a day and was charging rent at £737 per month. You’d be in quite serious need of Boxman if you were the lucky so-and-so who snapped up this… room thing.
7. ‘Self-contained’ studio flat

It’s always a bit confusing when a flat is described as ‘self-contained’, as if that’s a brilliant bonus. Presumably when you’re looking for a new place to live, you don’t want any surprising communal areas or missing walls? Perhaps we’re just being picky.

To be fair, the bed is perfectly positioned to watch TV and keep an eye on whatever you’re cooking on the hob, which appears to be attached to your microwave. Convenient.
9. ‘Beautiful and cosy’ studio

This flat actually has a separate kitchen! Round of applause, please. The title of the listing was pretty honest - it was simply ‘very small studio to rent’ - although the description pushed that to ‘beautiful and cosy’. Hmmm.
10. Where’s the loo?

No but seriously, where’s the loo? There’s a shower by the bed, but that seems to be where the bathroom elements end. Come on, guys.
Here’s hoping you don’t live anywhere that’s quite as small as these cupboard flats.
